Mildura Property Market Update – October 2026

A Changing Spring Market – Challenges, Opportunities and Looking Ahead to 2027

As we move further into spring, the Mildura residential property market is showing some noticeable changes compared with the strong conditions experienced earlier in 2026. While our local market remains fundamentally sound, there has been a definite shift in buyer activity, selling times and overall market confidence.

Across the market, we're seeing a more cautious and selective market than we experienced during May, June and July. The traditional spring selling season has started more slowly than anticipated, with properties generally taking longer to sell compared with both earlier this year and the corresponding period in 2025. Although our market was so strong in some sections (especially below $650,000) that some could argue we had our strong Spring Market activity in our Winter period (which is usually much slower).

This doesn't necessarily indicate a weakening market, but rather a market adjusting after a period of substantial price growth.

What's Changed Since August?

Throughout the first half of 2026, Mildura experienced strong buyer demand, particularly for affordable family homes and investment properties. Limited stock levels helped drive competition, with many well-presented properties attracting considerable interest.

Since August, however, buyer urgency has eased. Purchasers are taking more time to inspect properties, compare alternatives and negotiate before committing.

Days on market have increased, and we're seeing a greater difference between properties priced correctly and those where vendors' expectations are above current market conditions.

Buyers remain active, but they're certainly more discerning about what represents good value.

What Properties Are Selling Well?

Despite the slower spring market, there are still encouraging signs, particularly in the more affordable price brackets.

Well-presented three-bedroom homes priced between $400,000 and $600,000 remain an important part of the market, appealing to first-home buyers, young families and investors.

Low-maintenance properties, renovated homes and modern units are also attracting interest, especially where buyers can move straight in without facing significant additional expenses.

Properties offering good value, practical layouts and convenient locations are generally better positioned to attract serious buyers.

Conversely, homes requiring substantial renovation or carrying ambitious asking prices are likely to face longer selling periods.

What Are the Latest Figures Telling Us?

According to realestate.com.au, Mildura's median house price reached $600,000, representing annual growth of approximately 17.7% for the October 2025 to September 2026 reporting period.

The median unit price sits at $400,000, also recording annual growth of 17.7%.

Realestate.com.au and Domain.com.au both currently report 35 median days on market for houses, with approximately 785 house sales over the preceding 12 months. Three-bedroom houses have a median price of $571,000, while four-bedroom homes sit at $658,750.

These figures demonstrate what we have seen first-hand, that Mildura has enjoyed substantial growth, although annual statistics don't necessarily capture the slowdown we're experiencing in the current spring selling season.

Our observations of longer selling times since August and September are consistent with a changing market, although comparable monthly figures are needed to quantify the increase accurately.

Global Uncertainty and Local Confidence

Economic uncertainty, inflation and interest rates continue to influence buyer confidence. Closer to home, rising living costs, construction expenses and tighter household budgets are encouraging purchasers to be more cautious.

However, Mildura continues to offer advantages over many larger Australian markets, including comparatively affordable housing, an established agricultural economy and attractive rental returns, and as always, our local economy continues to show resilience, despite other state-based and national-based issues.

Looking Ahead to 2027

We remain cautiously optimistic about opportunities in 2027. For buyers, a more balanced market may provide greater choice, less competition and improved negotiating opportunities. For investors, properties offering reliable rental income and manageable maintenance costs remain worth considering. For sellers, the  days of simply putting a property on the market and expecting immediate strong competition may be behind us, at least for now.

Accurate pricing, quality presentation and targeted marketing will be increasingly important. Our message is simple: Mildura's property market hasn't stopped — it's changed. At Mildura Property Advisers, we believe opportunities will continue for buyers and sellers who understand current conditions and adjust their expectations accordingly.

The key to success in 2027 will be realistic pricing, patience and experienced local advice.
