Mildura Residential Property Market Report – August 2026
Mildura Property Market Summary – August 2026
Moving to the second half of August 2026, the Mildura property market remains one of the stronger-performing regional markets in Victoria, with substantial price growth across both houses and units over the past 12 months. Despite affordability pressures created by recent growth, Mildura continues to offer comparatively accessible property prices, solid rental yields and healthy transaction volumes.
According to realestate.com.au, the median house price in Mildura is approximately $585,000, representing annual growth of 20.6% over the July 2025 to June 2026 period. Around 863 houses sold during the past 12 months, while the median time on market was approximately 34 days. Realestate.com.au recorded around 2,715 interested buyers, demonstrating continued interest despite other REA data indicating buyer demand has recently moderated, mainly due to Federal Budget announcements.
The three-bedroom house remains the core of the Mildura residential market. The median price for a three-bedroom home is approximately $550,000, following annual growth of 19.1%, with 539 sales recorded. Two-bedroom houses have a median of approximately $436,375, while four-bedroom homes sit around $650,000. Four-bedroom properties recorded more moderate annual growth of 10.2%, suggesting that much of the recent momentum has been concentrated in Mildura's more affordable housing segments.
The unit market has performed particularly strongly. Realestate.com.au reports a median unit price of $400,000, up 23.1% over the past year, with approximately 158 units sold. Two-bedroom units have a median price of around $337,500, while three-bedroom units sit at approximately $482,500. Units also provide attractive investment returns, with an indicated gross rental yield of approximately 5.3%, compared with 4.8% for houses.
Mildura's rental market also remains firm. The median house rent has reached approximately $510 per week, an increase of 6.3% over 12 months. Three-bedroom houses rent for approximately $500 per week, while four-bedroom homes command around $590 per week. Units have a median rent of approximately $380 per week, representing annual growth of 5.6%. Realestate.com.au recorded 996 house leases and 295 unit leases over the preceding 12 months.
Stock levels remain relatively contained. Realestate.com.au's market profile recorded 184 properties for sale and 237 properties available for rent in the most recent month captured by its data. This limited supply, combined with continuing owner-occupier and investor interest, is helping support property values.
Overall, Mildura enters the second half of 2026 with strong annual capital growth, rising rents and attractive yields. While the exceptional growth rates of the past year may be difficult to sustain indefinitely, current indicators suggest the market remains fundamentally strong. For investors, the combination of relatively affordable entry prices and yields around 5% remains appealing, while homeowners continue to benefit from substantial equity growth. The key factors to watch through the remainder of 2026 will be listing volumes, interest rates, affordability and whether buyer demand can absorb additional stock heading into the spring selling period.
